Phase 2 of Alleyscape and Breezeway Project is Substantially Complete!

Thank you to DeFalco for substantially completing all three blocks in one year and for being there to support business and property owners through out the project! 

It is an exciting time for the Alleyscape and Breezeway Project as it finishes on the west side in 2017. The City of Longmont, in coordination with the Longmont Downtown Development Authority, contracted with DeFalco Construction Company to complete Phase 2 of this improvement project. The Alleyscape construction was completed in 2013 on the east side of Main St. on the 300, 400, and 500 blocks and Phase 2 work was targeted for the 300, 400, and 500 west side of Main St. blocks in 2016. The construction focused on the alleys, breezeways and parking lots to further support the growth and development of downtown Longmont. Infrastructure goals included:

  • Addressing drainage problems
  • Burying overhead utility lines
  • Opening up breezeways
  • Creating a pedestrian/shopper friendly environment
  • Enhancing alley function, character, and level of finish

The LDDA, City of Longmont, and DeFalco Construction are committed to keeping you informed of construction schedules, parking restrictions, street closures and any other impacts the project will have on visitors, businesses, residents, and employees downtown.

2017 Construction Schedule

DeFalco will be working in late winter/early spring in 2017 to finish up these final items on the west side.

300 block alley work

  • Through traffic from 4th Ave. will be unavailable over the weekend (March 25-26). However, the central and south sections of the alley will be open to traffic from the parking lot entrances off Coffman St. and from 3rd Ave. 
  • Pedestrian access will be open.
  • Concrete pouring early next week. 
  • Installing bollards.
  • Asphalt patching in 300 west parking lot, north east end. 

Access and Impacts

  • Staging area will be setup in part of the public lot north of Gold Key Travel.
  • Delivery zone will be temporarily installed on Main St. at the mid-block.
  • Pedestrian access will be open across the alley and through the breezeway although at times there will be restrictions in certain work areas.
  • Private parking behind buildings may not be available in some areas where they are working.
  • The LDDA has contacted those businesses with alternate parking options.
  • Public parking lots will be open.
  • Trash service will remain as it is behind each business and DeFalco will work with each hauler to assist with pickup.

400 block alley work

  • DeFalco may begin saw cutting in the alley in preparation for that concrete work. No alley closure required. Expect noise and dust while they are working.

2017 final touches include

  • building trash enclosures
  • installing landscaping
  • re-striping parking lots
  • reinstalling Los Arcos artwork

Delivery Loading Zones

March 20-31: Delivery Zone on the 300 west Main block near the mid block crosswalk

Loading Zone Guidelines (when assigned)

  • designated for commercial delivery vehicles (FedEx, UPS, food, beverage, appliances, mat companies, etc.)
  • personal or business vehicles can use the space but MUST USE FLASHERS
    • please limit use of space to heavy or large equipment loading/unloading
  • personal or business vehicles should park near the END of the loading zone, leaving space for delivery trucks to pull in
  • there is a 15 minute time limit in the loading zone

Parking

Parking in the 300 and 500 west public parking lots on Coffman Street and all nearby street parking have resumed to normal activity. Click here for a DOWNTOWN PARKING MAP.

Alleyscape Incentives

The $100,000 in Alleyscape Incentive Grant funds will be extended to the west side businesses in the construction zone that wish to make alley facing improvements while the project is taking place.
