Design Advisory Committee (DAC) July 2017

Please provide your thoughts or comments on the following sign applications. You can email me or give me a call at 303-65-8483. Please provide thoughts by Tuesday, July 18.

We currently have several sign applicants requesting both a projecting sign and a wall sign.  City codes generally does not allow this without a modification. The code procedures for a modification require an advisory opinion from the DAC prior to making a decision on the modification - assuming it meets the modification criteria (see below). 

Modifications. The applicant may request a modification, a right to deviate from the downtown sign design standards, in a letter with the application stating all reasons for the modification. For any application requesting such a modification, the director shall first obtain an advisory opinion from the DAC pursuant to subsection F.3.c. Otherwise, the process shall be as stated in subsection F of this section. The director or DDB shall approve a certificate of compliance, with or without conditions, for an application requesting modifications only if each deviation from the downtown sign design standards meets either criterion in subsection 1 or all criteria in subsections 2 through 4 below, as follows:

  1. Special circumstances exist for the subject property, such that the strict application of the downtown sign design standards would result in practical difficulties for the applicant.
  2. The modification is consistent with the purposes of the downtown sign design standards and will not adversely impact surrounding properties.
  3. The modification represents a creative alternative design in which sign colors, materials, design, size, height, illumination, and number of signs are appropriate and compatible with the buildings, structures, or other features on the site.
  4. The proposed signs will not negatively affect the visual character of the area, cause future modification requests, or contribute to degradation of the visual environment through sign proliferation.

 

Carbon Salon – Roosevelt Park Apartments (Main St. side)

Carbon Salon is requesting a projecting sign as well as a wall mounted sign.  Both signs are printed on dibond and are non-illuminated. Click here for proposal.

Questions:

  1. Would you approve this sign package as a modification to allow for both signs?
  2. Would you approve both signs in this package – wall and projecting? If no, why not?
  3. Any other thoughts or suggestions?

 

Kitchen Co. – 464 Main St.

Kitchen Co is requesting a projecting sign as well as a wall mounted sign.  The wall sign is non-illuminated aluminum channel letters.  The projecting sign (blade sign) is shown in the .jpg  It is a dibond with either vinyl lettering or attached acrylic. Wall Sign here.  Projecting sign here.

Questions:

  1. Would you approve this sign package as a modification to allow for both signs?
  2. Would you approve both signs in this package – wall and projecting? If no, why not?
  3. Any other thoughts or suggestions?

 

Samples World Bistro – 370 Main St.:

Samples World Bistro proposed the following two signs.  In the alley, this would need a modification to allow for both a projecting and wall sign.  Below, please see the questions we submitted to the applicant.  Responses are in CAPS.

  1. The upper sign letters indicate 18” tall but the photo indicated a 25” dimension.  The 18” dimension would meet the sign area allowance.  I wanted to clarify which size it actually is.  LET ME CHECK
  2. Is each letter mounted directly to the brick wall?  YES
  3. Can the channel letters use narrower 3” returns – which is the trend for LED lighting – both 3” and 5” are indicated on the plan.  YES
  4. Will the gooseneck lights be removed? YES
  5. Would you consider using a different color (black or something else) with the white color returns? LET ME CHECK.  WE ARE WANTING THE SIGNS TO ILLUMINATE.

  1. Would this replace the existing wall sign? Two signs (projecting and wall) are currently not allowed on the same wall.  If you wanted both, you would have to go through the modification process. WE WERE HOPING TO ADD TO THE CURRENT BACK SIGN
  2. How thin can the sign be made? In its current version, it would be considered a cabinet sign and would require committee review and approval of a modification. FYI – the committee does not recommend white backgrounds for signs. LET ME CHECK.

Georgia Boys (new tenant)

There is a Vintage Bakery moving into the Georgia Boys space on Collyer.  Georgia Boys will be taking its sign. The new owner would like create a monument sign in similar size that will have two posts with a sign attached (think a projecting sign mounted to two poles in the ground).  She will submit a design, but wanted to confirm that the placement and sign type (monument sign) would be in compliance. Questions:

  1. Is the sign type and location OK for an updated design?
